Sotheby's International Realty - Dongen, NB
“Villa Berkenheuvel” is a listed heritage property built in 1918, situated in the heart of Brabant within walking distance of the centre of Dongen. This friendly village, home to some 25,000 inhabitants and with excellent amenities, is located in a forested area, 15 minutes from the centre of Oosterhout, Tilburg and Breda (“the best city centre in the Netherlands”). The A27 motorway is less than 10 minutes away, which within 45 minutes will take you to larger cities such as Utrecht, Eindhoven, Rotterdam and Antwerp. Within the hour you are in Amsterdam!
In close proximity to Dongen are various large recreational attractions (including the Efteling, Loonse & Drunense Duinen and Beekse Bergen) and a number of golf courses. There are also diverse options for walking and cycling.
Villa Berkenheuvel itself is a truly exceptional property, in many respects. First, it is extremely spacious – almost 600 m2 of living space – but still cosy. It has a warm ambience, partly due to the abundance of wood in the interior, and the stained glass found in almost every room. The turret by the entrance, the imposing entrance hall and the magnificent staircase give the property an elegant and characterful appearance.
In 2019, the property was completely renovated, both internally and externally. Classic features such as herringbone parquet floors, wood carvings and ornamental ceilings have been combined with a modern colour scheme and finish. This means that you can move straight in, no refurbishment necessary!
The detached house is surrounded by a large garden, part of which has been newly landscaped and which does not require intensive maintenance. The villa is set well back from the street, ensuring maximum privacy.
Villa Berkenheuvel was built in 1918 for the owner of a nearby tannery. In the Second World War the Germans confiscated the villa and used it as their regional headquarters. In the 1970s and 80s the house was owned by an entrepreneur, who also based his business there. Then, in the early 1990s it was bought by a couple who completely fell in love with the unique atmosphere of the place; they went on to raise their children there and after 25 years decided to move into a smaller property. Given the era in which it was constructed, the villa has close links with the history of the region, in which the leather industry played a key role.
Below is just a selection the work carried out during the extensive and meticulous renovation:
• New concrete floor in main living room with underfloor heating
• New concrete floor in office/rear living room
• Solid herringbone parquet flooring fitted throughout the ground floor and first floor
• All walls replastered and painted
• Brand new central heating system installed, including pipes and radiators
• New kitchen, naturally with A-brand appliances, wine cooler, AGA oven
• Two new bathrooms, one with bath, both with large walk-in shower
• Double-glazing throughout the property, while retaining the original stained-glass windows
• Post-insulation and lining of the roof
• All interior and exterior woodwork repainted
Berkenheuvel welcomes you with an imposing entrance hall with elegant staircase and the original granite floor. The ground floor has four large living and work areas. First, a stunning double living room at the front of the house, with original fire place and sliding doors to an outside terrace. At the rear of the house is a library with fitted bookcases and a lovely view across the garden, as well as a second large living room or study, which with its own side entrance, waiting room/cloakroom and wc would make an ideal (independent) office/ work space.
Finally on the ground floor is the kitchen, utility room and traditional dining room with own spacious hall, wc and staircase to the first floor. The kitchen is fully equipped with A-brand appliances including dishwasher, wine cooler and an AGA oven (AGA Masterchef XL).
On the first floor, situated around the large central, wood-paneled staircase, are eight bedrooms and two bathrooms. Five of the bedrooms emanate classic authenticity with, among others, herringbone parquet floors, high ceilings with decorative cornicing, stained-glass windows and original built-in cupboards. The three smaller rooms – also with parquet floors – would be ideal for use as a nursery, guest room or dressing room. The master bedroom at the front of the house has its own en-suite with shower, wash basin, wc and balcony (!). There is also a family bathroom with separate shower, bath, double wash basin and wc. Naturally, during the renovation all the rooms were entirely redecorated and meticulously finished. The two bathrooms are completely new.
On the second floor, as the unexpected showpiece of the property, is a huge multifunctional room with exposed (insulated) roof structure which is completely ready-to-use with heating, electrics, carpet and en-suite wc. The second floor also has two further smaller rooms (formerly servants’ quarters), two large built-in cupboards and a characterful spacious bedroom with stunning stained-glass dormer window. These rooms, likewise, are fitted with a robust but stylish carpet.
Finally, the property has two (dry) basements with sufficient headroom to stand, a detached carport and a stone outbuilding in the garden which could either be renovated or demolished, as desired.
Dongen is a typical Brabantian independent municipality with some 25,000 inhabitants and excellent amenities including plenty of shops, a secondary school for MAVO/HAVO/VWO and a brand new cultural centre. The town’s history in the leather industry is still clearly visible. The Vaartweg in the nearby village of ’s Gravenmoer is also known as the “Giethoorn of the South”. As already mentioned, the area offers a multitude of recreational options including golf, walking and cycling.
To conclude, Villa Berkenheuvel is perhaps best described as a large family home with class, which since its extensive renovation is looking forward to meeting its new owner(s)! So, make an appointment soon, we would be delighted to show you around.
